Important Information for CASTO Communities Residents

Residents often ask the same questions so we compiled a list of the most frequently asked questions for your convenience. If you still have questions, don’t hesitate to contact us for clarification.
What if I need to transfer to a difference size apartment or another CASTO Community?
A resident may transfer, on-site, under the following conditions:
- A minimum of six (6) months has been fulfilled in the current unit.
- A 30-day written notice of intent to transfer has been given.
- The resident is in good standing with the community.
- The resident pays rent on time and is current on their account.
- A new application must be completed, and a new credit and criminal report obtained. The resident must sign a new lease for a lease term currently being offered.
- An inspection of the current home must be completed by the property manager to ensure proper living conditions and cleanliness. This includes no pest concerns. Associates are to be held to the same standard as non-associates.

A resident may transfer from one CASTO property to another, under the following conditions:
- The resident must be in good standing with their current CASTO property.
- The resident must pay rent on time and show current on their account.
- A 30-day written notice of intent to transfer has been given.
- A minimum of six (6) months has been fulfilled in the current unit.
- A copy of the resident file must be obtained from the previous property. The criminal check and credit report must be updated and approved by the new property manager.
- An inspection of the current home must be completed by the current property manager to ensure proper living conditions and cleanliness. This includes no pest concerns. Employees are to be held to the same standard as non-employees.

How much notice do I give before move-out?
You must give us at least 60 days “calendar month” notice, in writing, before your lease is up. (This needs to be completed on or before the first of the month). To do this, you must fill out a “Notice of Intent to Vacate” form, which is available in the leasing office. Please contact management to discuss further.
When is rent due?
Rent is due on the first (1st) day of every month. It is considered late on the second (2nd) day of every month. Rent drop boxes are conveniently located at every leasing office. Checks only are accepted in the drop box, please no money orders or cash. Rent can also be paid online for free through ACH or by credit card with a low service fee.
How do I report a Service Request?
You may call your leasing office, send an email, report in person to a member of the office staff, or go online to CASTOcommunities.com. In the event of a maintenance emergency after hours, please call the resident manager. (This number will be provided to you at the time of move-in).
What is considered a Maintenance Emergency?
Fire / storm damage, no heat, no hot water, refrigerator out, broken water tank, clogged toilet (if only one in apartment), no A/C (temperature is 80 degrees or higher), entire stove/oven out, no electric, gas leak, sewage back-up, broken pipes, water leaks, break-ins, broken windows, broken locks and lockouts.
How do I obtain my packages if they are delivered in my absence?
The leasing office will sign for your UPS or FedEx package if you are not home. Packages will be kept at the office until you are available to pick them up. Please note that we are not responsible for lost or stolen deliveries.
What are the qualifications to move into a CASTO Community?
- Provide acceptable documentation of employment.
- Provide acceptable ID or current driver’s license for everyone 18 years of age or older.
- Total gross income must exceed three (3) times your monthly rent. (Combined household income if more than one applicant).
- All leaseholders must have a qualifying criminal background and residential history.
- Security deposit change to Rental Fee is subject to change according to applicant qualifications.
Does CASTO offer a Home Ownership Program?
Yes! We invite you to take advantage of our Home Purchase Program. Earn money towards the purchase of a new home while renting at your favorite CASTO community. It’s as easy as 1, 2, 3! Please see your leasing office for more details.
Do you allow pets at CASTO Communities?
Of course! We allow two (2) pets per apartment, combined weight limit cannot exceed 90 lbs. Breed restrictions include: Doberman, Rottweiler, Pit Bull, German Shepherd, Chow and Akita.
